Cookin' by the Creek


The Creek's Edge Community Cookbook -- Cookin' by the Creek -- has been published and is now available for purchase!!!

Cookbooks are only $6 each and this is the PERFECT time of year to grab them. You can use the recipes for holiday baking, PLUS they make great gifts or stocking stuffers. Alone, it's a fantastic small gift (think of people like teachers, hair dressers, or neighbors). Or you can spice it up by combining the cookbook with other kitchen gadgets or even a baked good from the actual book!! The possibilities are endless.

Design Guidelines

Over the past several months, the Architectural Control Committee and the Board of Directors have been working to create a set of Design Guidelines for the community. This document basically elaborates and explains restrictions that are already in the Covenants, but have been confusing or vague in the past. We expect that these Guidelines will help to provide clarity for homeowners.

As part of the document, you will find an official fine schedule for violations. We are currently issuing violations to the Covenants as they are discovered and will continue to do so. However, this fine process and violations pertaining to the most specific details provided in the Design Guidelines will go into effect on January 1, 2011. Homeowners’ Annual Meeting

Creek’s Edge will have its 2010 Annual Meeting on Thursday, October 14th at 6:30. It will be held at Allison Creek Presbyterian Church (located on Hwy 274, only a mile from the neighborhood).

Each residence should have received an official notification letter in the mail from Cedar Management.

Two board member positions are up for election. If you are interested in running, fill out the form (included in the letter from Cedar). Candidates must be in good financial standing.

If you are unable to attend the meeting, we encourage you to find a neighbor whom you trust to vote on your behalf. This can be done by filling out the proxy form (included in the letter from Cedar) and giving it to the selected neighbor to bring to the meeting.

At the meeting, we will discuss the following topics:

~ Accomplishments over the past year
~ Community goals for the future
~ Committee involvement opportunities
~ Questions from homeowners

Bookmobile Dates

The York County Library Bookmobile visits Creek's Edge twice a month. You will find it in the cul-de-sac near the intersection of Tributary and Sethwood.

 Creek’s Edge will be trick-or-treating on
 Saturday, October 30th!

We hope you will join all of your neighbors for the first Creek’s Edge Trunk-or-Treat event!

How do you get in on the fun???

  • Park your vehicle at the end of your driveway with the trunk or tailgate pointing towards the road.
  • Decorate the trunk/tailgate with festive Halloween décor. You can go “all out” or keep it simple.
  • Pull up a few chairs and hand out candy from your driveway!
Why would you want to do this???

  • It makes the neighborhood more festive & fun!!!
  • Being near the street will help you interact more with neighbors and those adorable costumed kids!
  • Contest!!! If you decorate your vehicle, be sure to take a photograph. E-mail it to creeksedgehoa@yahoo.com no later than November 10th. Submissions will be posted online and residents can vote for their favorites!!
**If you don’t want to decorate your vehicle, we still encourage folks to hand out candy at their driveway or porch so you can enjoy the experience of hanging out with your neighbors!!!

Neighborhood Yard Sale

Creek's Edge will be sponsoring another COMMUNITY YARD SALE.

It is schedule for Saturday, September 18th. The Social Committee has a placed a 3-day ad to run in The Herald (online and in print) and will handle putting up signs in the area. All YOU have to do is have your items ready to sell in your yard/driveway at 7:00 a.m. If you don't have anything to sell, be sure to get out and do some shopping - or just meet your neighbors!

Playground Vandalism

The community playground has recently been vandalized. The damage done to the equipment made the area temporarily unsafe for play. Please note that these issues have been fixed.

If you see any damage to the playground that compromises its safety, please notify the Board or Cedar Management as quickly as possible so it can be repaired.

If you witness someone intentionally damaging the playground or any common areas OR participating in any illegal activity on HOA property, please call the York County Sherriff's Office. This will increase the amount of patrolling that will take place in our neighborhood and therefore act as a crime deterrent.

Neighborhood Watch

Creekʹs Edge Neighborhood Watch acts as a deterrent to crime by its mere existence, which is made known via signage at community entrances and through its monthly newsletter. Neighborhood Watch promotes mutual concern among neighbors and enhances the communityʹs sense of well‐being by having in place a network of volunteer ʺwatchersʺ, by encouraging all residents to be aware of and report questionable, unsafe or illegal activities, and by providing incident updates and safety and security information in its monthly
newsletter (coming in August!).

The purpose of Neighborhood Watch is to observe and report possible illegal activities, and to maintain a working relationship with the York County Sheriffʹs Department. Neighborhood Watch does NOT engage in any intervention or enforcement activities.

Community Improvement Efforts Underway

As shared at the Community Kick‐Off Meeting in June, we are beginning a new & exciting era here at Creek’s Edge. With many hardships now behind us, we are moving forward and striving to improve the quality of our neighborhood. The Board of Directors, Committee Members, and Cedar Management look forward to working with all homeowners in an effort to make this possible.

Many improvements have been made throughout the community already, and now we are reaching out to you – individual property owners. We all have investments here at Creek’s Edge and we encourage everyone to keep their homes and yards looking their best so that everyone benefits.

With a new management company on board, we are now moving forward with better and stronger enforcement of rules and guidelines as set forth in the community’s Covenants, Conditions and Restrictions, as well as the By‐Laws. As a homeowner, you should’ve received a copy of both documents at the time of purchasing your home. However, if you do not have a copy, they are now available for download on this website, or you can call Cedar Management and request they be mailed to you.

Cedar Management does a monthly drive through, looking for violations. They will be taking a more active approach, sending more “friendly reminder” letters and violation notices. If you receive one of these and have any questions, please contact Cedar immediately. Two violation inspections have already taken place (June and July). Currently, the number of violations is extensive so they are gradually being addressed, beginning with more major offenses. If you would like to know if your home is in violation, please contact Cedar.

Some common issues include (but are not limited to):
  • faded shutters
  • home or driveway need to be pressure washed
  • driveway or flower beds need to be weeded
  • grass is too high
  • basketball goal is located in the street
  • siding needs to be repaired
  • trash bags/cans in driveway
  • commercial or recreational vehicles in front of home

property taxes

We wanted to make all homeowners aware of a small detail regarding property taxes that can make a big difference in how much you are paying annually. If your home in Creek's Edge is your primary residence, you need to ensure that it is set up that way with York County. Most of the homes in our community have seen property taxes in the range of $900-$1000. This can vary somewhat, but you should not see a bill for thousands of dollars. If you have been paying this higher amount, be sure to update your information with the county.

Cookbook Reminder + Email Address

Reminder to Pet Owners

A common complaint in the neighborhood has been in relation to pets. The issues vary, but include things such as:
 - dogs parking and disturbing other neighbors
 - cats and dogs roaming onto other people's property and damaging their yards
 - loose dogs frightening young children

We'd like to provide a few gentle reminder to all pet owners in the neighborhood about some of the laws and regulations pertaining to owning domestic animals.

The Leash Law in York County is as follows:
"York County requires all animals to be either fenced in, on a leash, or under the control of their owners at all times when outside. Domestic animals are not allowed on private property without the property owner's consent. Animals that roam free can get lost or seriously injured. They are also subject to being picked up by Animal Control officers. Animal owners are liable for their pet's actions. You can prevent your animal from becoming a nuisance by keeping it confined to your property, or on a leash and controlled, as required by law. Failure to do so can result in legal or financial problems for you. Violation of York County's leash law can result in a fine of up to $200 plus court costs and the cost of impounding the animal."

Creek's Edge Covenants state "all household pets shall be kept under Owner's control so as not to be a nuisance to other Owners."

Keep in mind there is also a noise ordinance in York County that runs from 11:00 p.m. to 7:00 a.m., which applies to animals as well.

If you have a complaint about a neighborhood animal, we encourage you to contact Cedar Management at support@cedarmanagementgroup.com or by calling 1-877-25CEDAR. They will anonymously contact the pet owner about the issue. If you feel an animal is in danger, or could endanger homeowners, you can contact Animal Control at 803-628-3190. We encourage you to use Animal Control as a last resort, and work with the Board and Cedar Management to handle the situation peacefully.

Front Entrance

You probably noticed that the front entrance was paved this week! This is exciting news for all of us and will make our travels much more pleasant.

Please rest assured that this is simply a temporary fix and our entrance will be fully restored after the completion of the Hwy 274 project (estimated for late in 2010).

Welcome Cedar Management

As of June 1st, Creek's Edge has transitioned to a new management company. Our previous company, AMS, was no longer meeting the needs of our community. Your Board of Directors researched and interviewed many potential candidates, ultimately deciding that Cedar Management was the best match for our neighborhood! We are very excited about this change and the positive changes that it will bring to our community.

Bookmobile: Summer Dates


The York County Library Bookmobile will be in Creek's Edge on the following dates this summer.
You will find the mobile library parked in the cul-de-sac near the intersection of Sethwood and Tributary.

All visits are on Friday from 4:00 to 4:30 p.m.

Yard Sale Reminder!

Don't forget that a second COMMUNITY YARD SALE will be held on Saturday, June 12th. The Social Committe will take care of signs at the entrance, and advertising in The Herald. All you need to do is have your sale set up in your driveway by 7:00 a.m. on the morning of the sale.

Safety Concerns

Below are various safety and security concerns that have come up in the neighborhood over the last few months. If you have any additional questions about these, please click here to e-mail your Neighborhood Watch Committee.

Car Theft
Be aware that a car was stolen from a home on Winding Branch Road. This occured one night in March. A report was filed with the York County Sherriff's Office.

Mark Before You Dig
Recently, a neighbor hit a gas line while digging a relatively shallow hole to plant a tree. Luckily, no one was hurt, but accidents of this nature can be incredibly dangerous - even fatal.  If you are going to do ANY digging in your yard, please have PUPS come out and mark your lines first. To contact them, call 811 from a landline in South Carolina.

NO SMOKING on the community playground. Please be respectful of the children that play there.

Children at Play
Various neighbors have shown concern about where some children are playing. In general, please be aware of where your kids are spending their time (especially with school letting out), and advise them to avoid the dangerous places listed below. We all want Creek's Edge to remain a safe place!

The wooded area behind the community playground: It's highly recommended that children do not play in this area. It is not kept up by the HOA and could be potentially dangerous. Please advise your children to avoid this area.

Electrical boxes are incredibly dangerous. Whether on your property, or someone else's, please do not allow anyone to climb on these large green boxes.

Unoccupied homes and property: Some houses in the neighborhood are not currently occupied and are for sale. This is still private property and children playing there is considered trespassing. Also, it is in everyone's best interest to ensure these homes are in good condition so that they will sell quickly.

HOMEOWNER SURVEY!

The Board of Directors has put together a community survey and we'd love for all homeowners to take a few minutes to complete it online. It is only 10 questions and shouldn't take long to answer. This will be used by the Board and committees to ensure that community plans are meeting the needs and priorities of the neighbors.

Neighborhood Watch: new e-mail address

The Neighborhood Watch Committee has set up its own e-mail address. Homeowners can use this to relay information relating to the safety and security of Creek's Edge and your neighbors. If you witness questionable activity, have questions or concerns, please email:

Neighborhood Yard Sale!

Creek's Edge will be having a neighborhood yard sale on Saturday, May 1st. If you wish to participate, simply set up your items that are for sale on your driveway or front yard by 7:00 a.m. The Social Committee will take care of putting up signs and an newspaper ad in The Herald! If you don't have anything to sell, feel free to do some shopping!

A second yard sale will be held on Saturday, June 12th as well.

Yard Sale!

A homeowner is having a yard sale this Saturday, March 6th from 6 a.m. until noon. She has paid for an advertisement in The Herald that will read "multi-family yard sale" which should attract a good crowd. She will also take care of signs and posters. If you'd like to take advantage of her efforts, this weekend would be a great time to clean out those closets, attics and garages! Just set up your items in your own yard or driveway and the rest of the work is already done for you!!!

The Snowmen of Creek's Edge

February 12th and 13th brought a beautiful blanket of snow over our neighborhood. It didn't last long, but the kids (and kids at heart) had plenty of time to built snowmen, forts, and play their hearts out! Here are some snapshots of the temporary snow residents of our neighborhood...

Cupid's Canned Goods Collection

The Creek's Edge first Cupid's Canned Goods Food Drive was a success. We didn't let a few inches of snow stand in our way!! On Saturday, February 13th, a few members of the Ribbets by the Creek (Social Committee) made their way through the icy streets to pick up all of your donations. In the end, a total of 23 homes provided non-perishable food items for needy families in the area.

We have plenty of folks to thank for making this all possible:
- Lowe's Home Improvement for donating 200 bags
- the 23 homeowners that donated items
- the residents of 838 Estuary Court for donating 12 bags of food!!!!
- the Jackson, Miller and Kilpatrick families for organizing the event, dropping off bags, collecting donations and delivering them to local charities!

Cupid's Canned Goods - Update!



Here are some more details on the Food Drive taking place later this month.

- Expect to have a bag delivered to your home on Wednesday, February 10th. Please fill it with as many non-perishable food items as you are able. A little or a lot - anything is appreciated!!

- On Saturday, February 13th, place the bag of food on your front porch by 11:00 a.m. A crew of neighbors will be around to pick them up.

- Food will be donated to the following charities: Tender Hearts of Rock Hill, the Soup Kitchen at River Hills, Jesus Mobile Ministry and individual families in need.

- If you are going to be out of town and would still like to contribute, please email us at CreeksEdgeHOA@yahoo.com and we'll make arrangements to get your donation!

Cookin' by the Creek - Community Cookbook

During the course of 2010, the Social Committee will be collaborating with neighbors to publish a Creek's Edge community cookbook. We hope that each and every neighbor will contribute at least one favorite recipe! Our goal is to publish the book in the fall and have it available for sale for the holiday season. In the meantime, we will be collecting recipes from each of you!! There is no limit to the number of submissions from each home. The more, the merrier!

We'd like to thank Wendy Tamburini for submitting the very first recipe for the cookbook. As a token of appreciation for her encouragement and interest in the project, Wendy will recieve a free copy of the cookbook when it is published. Once all recipes have been submitted, five additional names will be randomly drawn from the pool of submissions to receive a free cookbook.

Community Clubs

The Social Committee has been brainstorming a lot of fabulous ideas for Community Clubs. We are looking for neighbors that might be interested in heading up the development of one of these. Please be sure to take the quiz at the top right of this website, so everyone will know where the most interest lies. Cupid's Canned Goods (food drive)

In honor of Valentine's Day, Creek's Edge will be spreading love to those in need. The Social Committee is putting together a mid-February food drive. During the second week of February, a bag will be delivered to your door with specific details. Place non-perishable food items in the bag, and neighbors will come around on Saturday, February 13th to pick up the donations. They will be delivered to local food banks in need of assistance.

Notices to Homeowners

Application Fee:
As of January 1, 2010, there is a new application fee associated with all architectural and construction applications. This fee is to cover administrative costs associated with the application process and any surplus would be added to the HOA budget. This fee is to be paid only once per application. If you are required to resubmit an application, the first payment will cover all subsequent submissions. We thank you in advance for your support in ensuring our application process can continue to work efficiently. If you have any questions concerning this issue, please email us at CreeksEdgeHOA@yahoo.com. You can also email us if you are in need of an application.

Local Law Enforcement:
If you need law enforcment assistance for any reason, please keep in mind that the Rock Hill Police Department does not have jurisdiction outside of the city limits (which is where our community is located). Please contact the York County Sherriff's Office at (803) 628-3059. And of course, in the case of a true emergency, always dial 911.

Newsletter Advertisements:
Inexpensive advertising opportunities are available for local businesses and homeowners. Basic pricing is as follows:
 - Three-month business card ad = $20 for residents; $30 for non-residents
 - One-month business card ad = $10 (good for classified type ads)
 - Three-month ad + one-month sponsorship = $50

If you have an active e-mail account, we are encouraging you to receive the monthly Creek's Edge Chronicles newsletter via e-mail, rather than by paper. This is a much greener option, and also saves the Association money. Those funds can then be spent on exciting activities for the community!

Beautification Day

After several attempts were squashed by poor weather, the Grounds and Beautification Committee was finally able to gather together some able-bodied neighbors and get to work! A group of dedicated homeowners braved the very cold weather on Saturday, January 9th to get some clean-up done in our common areas. The area surrounding the playground is now clear of construction debris and trash, making it much safer and more attractive. The culvert on Covered Bridge and surrounding areas were also cleared of construction debris. Both areas look much nicer and it was all for free! Many thanks to all of the neighbors who worked outside in frigid temperatures to make our first beautification work day a complete success!!!

Bookmobile Dates

The York County Library Bookmobile makes regular appearances at Creek's Edge. Look for it in the cul-de-sac near the front entrance (by the intersection of Tributary and Sethwood). Dates for the next several months are listed below. The Bookmobile always comes on Fridays from 4:00 to 4:30 p.m.

Christmas Spirit Galore!!!

We'd like to express our sincerest *thanks* to the many homeowners that adorned their homes and yards in festive lights and decor for the holiday season. As neighbors, we all were able to enjoy these beautiful sights on a daily basis. From outside of our community, the feedback was heard loud and clear -- WOW, Creek's Edge sure knows how to do Christmas right! We should all be proud to live in such a wonderful community!
